Property finance and secured lending
Taylor Willcocks acts for borrowers and lenders in all aspects of property finance and secured lending from the funding of commercial and residential property purchases, investments and site acquisition to development funding.

Our borrower clients range from individual private investors and UK and off-shore investment companies to housing associations, registered social landlords and pension funds offering security over real estate including residential and commercial investment properties.  We act for building societies, clearing banks and other institutional lenders in mortgage, property finance and secured lending transactions through first and second charges and re-mortgages. 

Our experience in working with bank and other institutional lenders, both for the lenders themselves and our borrower clients, means that we can advise on, and if necessary re-negotiate, terms that are most suitable for the parties.  Our commercial knowledge has been gained advising on individual transactions ranging from hundreds of thousands of pounds into the many millions with loans secured by mortgages on individual properties and property portfolios, fixed and floating charges over a company’s assets and other security arrangements. 

In the case of development finance (whether by way of overdraft or term loan) a lender will often require additional security by way of debenture over the borrower's assets, assignment of benefit of building contracts and related documentation, assignment of collateral warranties (providing appropriate step-in rights) and assignment of all insurances.
